Treasurer's Report

 June, 2001

The Association's financial position continues to be healthy. Thankfully, we have been able to hold annual assessments constant for over 8 years now. Our Annual budget continues to be about $206,000. This amount approximately equals our annual assessment collections plus interest income.

Each of your Judith's Fancy Assessment dollars is currently spent approximately follows:

Security Services/Gate

60¢

Road Maintenance/drainage

22¢

Beautification

7¢

Hospitality/Social

2¢

Insurance

3¢

Administrative/Legal

6¢

TOTAL

100¢

Although we work to our budget, the cost of some activities during a given year can vary considerably depending on the timing of the actual disbursements and unforeseen developments. For example, this year's actual roadwork spending will likely to be somewhat below target because, on inspection, our roads are holding-up better than expected resulting in the deferral of some work into 2002.

Much of the success of Judith's Fancy's finances is the result of prompt payment of assessments. Less than 10% of the annual assessment collection amount is currently overdue.

Annual assessments are for a calendar year and bills are issued with annual mailings in January each year. Payment is due by March 31. After this a 1.5% late fee is applied per month on the assessment amount and liens are then filed if payment is not made before year end unless a written payment plan has been agreed with the Board.
